Description

A GOLFERS DREAM LOCATION

This property is now being sold hugely under the current market value. This will allow the new buyers spare funds to extend or modernise the house and still own an excellent investment property.

March Prior would be ideally suited to a Golfer or a Car Collector or someone looking for a more rural location, yet live not far to the City Centre.

Nestled in an exquisite location, surrounded by golf courses and Dartmoor National Park, yet conveniently close to all amenities.

March Prior, a grand detached home boasting light-filled and spacious rooms rich with character features. This exceptional property, centrally placed on almost an acre, has been lovingly maintained and thoughtfully developed by its owners who have cherished it for forty years.  Whether you are a couple or a family, or seeking a charming lifestyle golfing residence, March Prior is the perfect home.

To truly appreciate it and the potential of this remarkable property. Internal inspection is highly recommended.

March Prior is lovely just as it is, however, it provides a fabulous development opportunity to become more. With the potential to create, subject to planning approval, an independent second dwelling utilising the area of the garage/workshop space and internal alternations to modernise and create even larger reception rooms.

Accommodation

Ground floor

Step through a panelled front door into the welcoming Entrance Porch, adorned with glazed sides, a parquet floor, ceiling beams, and an internal glass door that leads to the Entrance Hall. This hall grants access to all main downstairs rooms and features charming exposed stonework. The first door opens to the Study, complete with a multi-paned front window and a passage to the Boiler Room, which includes a storage cupboard and an airing cupboard. The floor-standing oil-fired boiler efficiently warms your home, with a door leading to a rear porch that merges into the lush garden. It provides convenient access to an integral garage, creating a practical flow-through space.

The entrance hall also provides access to a downstairs cloakroom, complete with a frosted privacy window, a low-level WC, and a stylish inset hand basin with a mixer tap and a handy cupboard tucked underneath.

The heart of the home, the Kitchen/Breakfast Room, thoughtfully expanded by the current owners about 20 years ago, brims with potential for further extension into the adjacent dining room. This inviting space boasts a dual aspect, allowing natural light to flood in through multi-paned windows on the side and rear, complemented by a matching door leading to the rear porch. It is exquisitely equipped with an array of wall and base units, offering ample storage with work surfaces and drawers, a premium 1.5 sink unit with a modern mixer tap, a five-ring gas hob with LPG supply and an efficient extractor overhead, plus an integral dishwasher and fridge and a built-in Neff oven for your convenience. Cooking enthusiasts will appreciate the excellent larder cupboard which provides abundant shelving space.. A serving hatchway connects this culinary haven seamlessly to the Dining Room, making it an exceptional setting for everyday living and entertaining. However, if you prefer a larger kitchen this serving hatch wall could be removed to provide a flowing expansion merging the dining space and kitchen together.

The Dining Room is open to the entrance hall and situated in its own space, it features a large built-in dresser and a door that connects the Bar. The Bar is wooden with stools, it has two garden view windows and built-in display unit.

Sliding glass doors lead from the dining room to the Conservatory, a spacious room with windows on three sides, an opening window, a glass door to the patio, and a tiled floor.

The Sitting Room is a charming space with a dual aspect, a glass door to the front lawn, and sliding windows facing the south patio. It includes a wood-burning stove with reclaimed ancient granite surround and mantle, set on a polished granite hearth.

First Floor

Stairs from the entrance hall lead to the first floor galleried landing, which has a paned window at the front and doors to all bedrooms.

The Main Suite is a fantastic space with a large dressing area containing three built-in wardrobes and plenty of natural light from the multi-paned window at the rear. Steps lead down to a very large bedroom with lovely views over the gardens. A door opens to an en-suite with a multi-paned window at the front, twin inset hand basins with mixer taps and drawers underneath, a low-level WC, a generously sized walk-in shower cubicle with a rainfall shower and a separate handheld shower attachment, fully tiled walls and floor, a heated towel rail, and access to the loft space.

There are also two more double bedrooms. One of them has an en-suite with a low-level WC, an inset hand basin with a mixer tap and cupboard underneath, a mirror above, a fully tiled shower cubicle, and half-tiled walls.  Bedroom 4 is a single-sized room/nursery currently used as a walk-in dressing room, fitted with a range of hanging units.

The Family Bathroom boasts an elegant frosted multi-panel window at the rear and is equipped with a stylish panelled bath featuring a convenient mixer tap and shower overhead. It also includes a hand basin with a mixer tap seamlessly integrated into the worktop, accompanied by a cupboard underneath for added storage. The walls are fully tiled, complemented by a heated towel rail.
One thing that the new owners will observe is the abundance of storage space. You could not wish for better facilities throughout the property.

Outside

The grounds are truly a standout feature of March Prior, showcasing the owners' dedication to its upkeep and development over many years. They have created a variety of spaces perfect for work or relaxation, catering to individual preferences. Centrally positioned within a sprawling  .97 acre plot, the house offers an impressive level of privacy.

At the front, a spacious driveway guides you to the integral garage and main entrance, while an additional gravelled path leads to the Garage/Workshop, maximising functionality. The expansive front boundary is adorned with a large lawn, complemented by a wood store and shed, further enhancing the appeal of this remarkable property.

The lawn gracefully wraps around the property's side, leading to a stunning South-facing patio that can conveniently be accessed from both the sitting room and conservatory. A charming Summer House is nestled within the grounds together with additional sheds and wood store. The rear portion of the garden is adorned with a wide variety of mature trees and shrubs, and a wilded area with a compost section adds to its alignment with nature. And a well-established vegetable garden awaits, complete with a greenhouse and potting shed.
The garden is a treasure trove of mature trees, shrubs, and a colourful array of plants including large flowering hydrangea, rhododendrons, camellia, azalea and rose. Two separate openings lead to the Utility Room, which runs the entire length of the rear of the garage, boasting windows on the side and rear and two skylights that flood the space with natural light.

The room boasts an impressive selection of base units topped with durable work surfaces, complemented by cupboards and drawers. It includes a practical stainless steel sink unit with a mixer tap, as well as designated space for both a washing machine and a tumble dryer, ensuring functionality and convenience.

OWNERS COMMENTS:

Why did you decide to buy March Prior 40 years ago?

Answers:

1. Location, Location, Location.

March Prior's seclusion, isolation, peace and tranquillity.

2. The Garden

It has/had thoughtful planting for all year round, with wonderful display of flowering Azelias, Rhododendrons, and Magnolias, and beautiful Spring and Autumn colours.

3. Convenience

Easy access to the A38 Expressway to Exeter and for commuting to my company in Newton Abbot.  Having Colebrook Village 1 mile away for newspapers and essentials was also ideal.

Only being a quick drive to Plymouth to launch my boat at Plymouth Marina. And the really easy access to Brittany Ferries for our holidays in France and Spain.

4. Hobbies

Dartmoor on our doorstep, particularly the stunning area of Burrator for cycling and walking was a definite big tick for us too.

Together with the added convenience of having the golf, leisure and dining facilities 3 minutes walk is a wonderful bonus.

We would certainly buy it all over again if we could turn the clock back on our lives!

    Listing location

    United Kingdom, Devon, Plymouth
    Plymouth
    Plympton
    , PL7 5EB
Plymouth ( (listen)) is a port city in England on the south coast of Devon, approximately 37 miles (60 km) south-west of Exeter and 190 miles (310 km) west-south-west of London. Enclosing the city are the mouths of the river Plym and river Tamar, which are naturally incorporated into Plymouth Sound to form a boundary with Cornwall. Plymouth's early history extends to the Bronze Age when a first settlement emerged at Mount Batten. This settlement continued as a trading post for the Roman Empire, until it was surpassed by the more prosperous village of Sutton founded in the ninth century, now called Plymouth. In 1620, the Pilgrim Fathers departed Plymouth for the New World and established Plymouth Colony, the second English settlement in what is now the United States of America. During the English Civil War, the town was held by the Parliamentarians and was besieged between 1642 and 1646. Throughout the Industrial Revolution, Plymouth grew as a commercial shipping port, handling imports and passengers from the Americas, and exporting local minerals (tin, copper, lime, china clay and arsenic). The neighbouring town of Devonport became strategically important to the Royal Navy for its shipyards and dockyards. In 1914, three neighbouring independent towns, viz. the county borough of Plymouth, the County Borough of Devonport, and the urban district of East Stonehouse were merged, becoming the County Borough of Plymouth. In 1928, it achieved city status. During World War II, due to the city's naval importance, the German military targeted and partially destroyed the city by bombing, an act known as the Plymouth Blitz. After the war, the city centre was completely rebuilt. Subsequent expansion led to the incorporation of Plympton, Plymstock, and other outlying suburbs, in 1967. The city is home to 262,100 (mid-2019 est.) people, making it the 30th-most populous built-up area in the United Kingdom and the second-largest city in the South West, after Bristol. It is governed locally by Plymouth City Council and is represented nationally by three MPs. Plymouth's economy remains strongly influenced by shipbuilding and seafaring but has tended toward a service economy since the 1990s. It has ferry links to Brittany (Roscoff and St Malo) and to Spain (Santander). It has the largest operational naval base in Western Europe, HMNB Devonport, and is home to the University of Plymouth.
