**Stunning 6-Bedroom Detached Home with Additional 1-Bedroom Annexe with Private Garden & Panoramic Views**

Prestigious Lostock Location - Ideal Versatile Living for Extended Family or Guests - Stylish open-plan living - Potential for Further Development and Create Extra Bathrooms - No Onward Chain

Regency Estates are proud to bring to the market Croft House, an exceptional opportunity to acquire a beautifully modernised six-bedroom residence with a self-contained one-bedroom annexe, perfectly suited to extended families or multi-generational living. Occupying an elevated position on prestigious Princess Road, the home has seamlessly designed by the architecturally driven owner to enjoy far-reaching views across Bolton Golf Course and a picturesque reservoir, while remaining just minutes from highly regarded schools, excellent shopping facilities, and superb transport connections. The home is also offered with no chain for those seeking a stress free sales process to complete in their time frame.

Arranged over three floors, the main house offers six generous bedrooms and multiple reception spaces, complemented by a thoughtfully designed annexe set across two floors. This private living space includes its own kitchen, lounge, bedroom and bathroom, offering independence and comfort for relatives or guests while remaining easily connected to the main home if desired.

Perfectly positioned in the heart of the highly sought-after Lostock residential area, Princess Road is synonymous with prestige, offering a collection of high-value homes that consistently attract buyers drawn to the area’s outstanding schooling and excellent transport links. Ideally located, the property sits within easy reach of a number of well-regarded golf and tennis clubs, while being less than a mile from Lostock Primary School and Lostock train station, providing regular and convenient services into Manchester and beyond. The renowned Bolton School, rated “Excellent” by Ofsted, is also just two miles away, further enhancing the area’s appeal for families.

The wider surroundings, including nearby Heaton, offer an excellent selection of sports facilities, traditional pubs, and quality restaurants. For shopping and leisure, Middlebrook Retail Park is just a short five-minute drive, while the vibrant town centres of Horwich and Westhoughton, home to a variety of independent shops and amenities are also close at hand.

For those who enjoy the outdoors, the stunning Rivington countryside lies right on the doorstep, offering an abundance of scenic walking and cycling routes. Altogether, this location perfectly balances convenience with lifestyle, truly delivering the best of both worlds.

The property has been significantly enhanced through extensions to the front, side and rear, creating a spacious and light-filled interior ideal for modern family life. A large central kitchen and dining space forms the heart of the home, with bi-fold doors opening onto a private terrace, perfect for entertaining or relaxing in peaceful surroundings.

In addition, there is excellent scope for further personalisation. The current layout allows for reconfiguration of the ground floor to create a large open-plan kitchen positioned at the front of the property, should a more contemporary layout be desired. Plans have also been drawn up to introduce an en-suite to Bedroom Two or alternatively create an additional bathroom on the top floor, both achievable with relative ease.
Designed with efficiency and comfort in mind, approximately 75% of the home benefits from heat recovery ventilation via two Baxi systems, while underfloor heating extends throughout the principal ground-floor living areas, enhancing the sense of luxury throughout.

The home’s distinctive glass-fronted facade overlooks a gated, brick-paved driveway and double garage, topped by a spacious sun deck. Upon entering, a welcoming porch leads into a bright and airy hallway, where a bespoke Ash staircase with Beech handrail creates a striking architectural feature, complemented by oak flooring and internal doors.

To the front, a south-facing lounge is bathed in natural light from floor-to-ceiling glazing, while a second reception room provides flexible use as a snug, playroom or additional sitting room—ideal for use alongside the annexe.
The expansive dining kitchen is a true focal point, flooded with light from overhead glazing and large windows. Designed for both everyday living and entertaining, it features sleek cabinetry, integrated appliances, and a central island. The adjoining dining area flows seamlessly onto the terrace via bi-fold doors, creating a wonderful indoor-outdoor connection.

A separate utility room and ground-floor shower room add practicality, while a large integral workshop offers exciting potential for conversion into a home office, gym or studio.
The attached annexe provides superb versatility, with its own private entrance and internal connection potential. The ground floor includes a fitted kitchen and lounge space, while upstairs offers a comfortable double bedroom and bathroom. This self-contained layout is ideal for older generations, guests, or even independent living arrangements.

The first floor hosts a collection of spacious bedrooms, including a luxurious principal suite complete with dressing area and en-suite bathroom. Additional bedrooms are served by a stylish family bathroom.
On the top floor, further bedrooms provide flexibility for growing families, home working or hobbies. Notably, this level was originally designed with provision for an additional bathroom, offering future adaptability for increased convenience.

Externally, the property continues to impress with multiple outdoor spaces. A large sun deck sits above the garage, while private courtyard areas to either side of the house provide sheltered spots for relaxation. To the rear, a gently sloping garden is bordered by mature planting and enjoys a peaceful outlook toward the neighbouring golf course.

Detached homes offering this internal space with such a versatile layout and an additional annexe do not come on the market very often offered with no chain. Viewings strictly by appointment only, please call the office to arrange a viewing.

    Listing location

    United Kingdom, Greater Manchester, Bolton
    Bolton
    Princess Road
    , BL6 4DS
Bolton ( (listen), locally ) is a large town in Greater Manchester in North West England, historically and traditionally a part of Lancashire. A former mill town, Bolton has been a production centre for textiles since Flemish weavers settled in the area in the 14th century, introducing a wool and cotton-weaving tradition. The urbanisation and development of the town largely coincided with the introduction of textile manufacture during the Industrial Revolution. Bolton was a 19th-century boomtown and, at its zenith in 1929, its 216 cotton mills and 26 bleaching and dyeing works made it one of the largest and most productive centres of cotton spinning in the world. The British cotton industry declined sharply after the First World War and, by the 1980s, cotton manufacture had virtually ceased in Bolton. Close to the West Pennine Moors, Bolton is 10 miles (16 km) north-west of Manchester. It is surrounded by several neighbouring towns and villages that together form the Metropolitan Borough of Bolton, of which Bolton is the administrative centre. The town of Bolton has a population of 139,403, whilst the wider metropolitan borough has a population of 262,400. Bolton originated as a small settlement in the moorland known as Bolton le Moors. In the English Civil War, the town was a Parliamentarian outpost in a staunchly Royalist region and, as a result, was stormed by 3,000 Royalist troops led by Prince Rupert of the Rhine in 1644. In what became known as the Bolton Massacre, 1,600 residents were killed and 700 were taken prisoner. Bolton Wanderers football club play home games at the University of Bolton Stadium and the WBA World light-welterweight champion Amir Khan was born in the town. Cultural interests include the Octagon Theatre and the Bolton Museum and Art Gallery, as well as one of the earliest public libraries established after the Public Libraries Act 1850.
